How we approach it
A gypsum false ceiling is a light metal frame hung below the concrete slab, closed with gypsum boards and finished with paint. In Dubai villas it does several jobs at once: it hides AC ducts, cables and pipes, creates space for recessed lighting, and lets you shape a room with levels, borders and coves. A well-designed ceiling is one of the main reasons a room feels finished and calm.
There are a few common types. A flat ceiling simply lowers the whole surface and hides what is above. A bulkhead or drop runs around the edges of the room or over a zone, for example above a kitchen island, a dining table or the TV wall. A cove ceiling leaves a recess along the edge where an LED strip lights the ceiling indirectly, giving a soft glow without glare. Tray and multi-level designs combine these ideas for larger living rooms and master bedrooms.
Lighting is designed at the same time. Spotlights or downlights give general and focused light; cove LEDs give atmosphere; track or magnetic lights are flexible above a kitchen or a gallery wall. We look at colour temperature, usually warm white in living areas and bedrooms, dimming, and separate circuits so you can light only what you need. Above the TV we avoid spots that reflect on the screen.
The ceiling also has to live with the AC. Supply and return grilles, the position of the indoor units and access to them for maintenance are planned in the design, with access panels where a technician will need to reach a unit or a valve. Moisture-resistant boards are used in bathrooms and humid areas. In double-height living rooms, the work needs scaffolding and more time, which is included in the quote. You see the ceiling plan before the works start, with every light point marked.

How much ceiling height do I lose with a false ceiling?
It depends on what has to fit above it: AC ducts, lights and the design itself. A flat ceiling can stay close to the slab, while coves and ducts need more depth. We measure your rooms and show you the final height on the plan.
