What drives the cost of building a pool at a Dubai villa
Updated
"How much does a pool cost?" is the first question most villa owners ask, and the honest answer is that it depends on choices you have not made yet. Two pools of the same size can end up with very different budgets once access, finishes, equipment and approvals are taken into account. This guide does not give you a price, because any number written without seeing your garden would be a guess. Instead, it walks you through what actually drives the cost, so you can decide where to spend, where to save, and what to ask when you compare quotes.
Size, shape and depth
The volume of the pool is the starting point. A larger surface means more excavation, more concrete and steel, more waterproofing, more tiles and a bigger filtration system to keep the water clean. Depth matters just as much: a deep end or a diving area adds digging, structure and water volume, while a shallow family pool or a plunge pool keeps everything lighter.
Shape plays a role too. A simple rectangle is the most efficient to form, waterproof and tile. Curves, infinity or overflow edges, built-in benches, sun shelves and steps that run along a full side all add labour and detailing. None of these are bad choices; they simply need to be priced consciously rather than added at the end.
Structure, soil and site access
What lies under your garden affects the structure. Ground conditions, the water table in some areas and the distance to the villa foundations, boundary walls and neighbouring plots all influence how the pool shell is designed and built. A structural engineer's input may be needed, and the drawings submitted for approval usually have to show the structure.
Access is one of the most underestimated factors in Dubai villa communities. If an excavator can reach the garden through a side passage, the work is straightforward. If the only route is through the house, or the passage is narrow, digging and removing soil take more time and more manual work. Soil disposal, protection of existing paving and the route for concrete delivery all go into the price.
Finishes: tiles, coping and the pool deck
The finish is what you see every day, and the range is wide. Glass mosaic, porcelain and natural stone each have a different look, a different feel underfoot and a different cost per square metre, and the laying time varies with tile size and pattern. Coping, the edge around the pool, has to stay comfortable under bare feet in the summer sun, which is why light-coloured, heat-reflective materials are often preferred in Dubai.
The deck around the pool is often a separate budget line: porcelain or stone paving, timber or composite decking, drainage channels and the transition to the lawn. If you are planning to redo the terrace anyway, it is usually more efficient to design and quote the pool and the deck together.
Equipment: filtration, heating and cooling
The equipment keeps the water clear and comfortable, and it runs for years, so it deserves attention. The main items are the pump, the filter (sand, glass media or cartridge), the sanitation system (classic chlorine dosing, salt chlorination or other treatments), and the pipework and plant room or equipment box that houses them.
In Dubai, temperature control works both ways. A heat pump makes the pool pleasant in the cooler months, while in summer the water can become uncomfortably warm, which is why many owners consider a pool chiller. Each option adds equipment, electrical work and running costs. Automation, variable-speed pumps and covers can reduce energy use and maintenance, and are worth discussing at the design stage rather than retrofitting later.
- Filtration type and pump size matched to the pool volume
- Sanitation: chlorine, salt chlorination or another system
- Heating, cooling (chiller) or both
- Automation and remote control, if wanted
- Safety: covers, fencing or alarms, especially with young children
Lighting, water features and extras
Underwater LED lights, step lights and garden lighting around the pool change how it feels in the evening, which in Dubai is when most families use the garden. Water features such as jets, a spillway or a small fountain add charm, plumbing and sometimes a second pump. A shade structure next to the pool, an outdoor shower or a built-in BBQ nearby are often part of the same conversation, and each one adds to the scope.
Approvals and paperwork
Most master communities in Dubai require an NOC or permit from the developer or community management before a pool can be built. This usually involves drawings, contractor documents and sometimes a refundable deposit. The requirements and timing vary from one community to another, so the approval process should be part of the planning, not an afterthought. Any fees charged by the community are separate from the works and depend on its own rules.
Restoring the garden afterwards
Building a pool disturbs the garden around it. Lawn, irrigation lines, plants and paving near the access route may need to be restored or redesigned once the pool is finished. Planning the landscaping at the same time as the pool avoids paying twice and gives a result that looks designed rather than patched.
Running and maintenance costs
The construction price is only part of the picture. Electricity for the pump and any heating or cooling, water top-ups due to evaporation in the heat, chemicals or salt, and regular cleaning all continue after the handover. Choosing efficient equipment and an easy-to-clean finish can make a real difference over the years.
How to compare pool quotes
When you receive quotes, check that they describe the same pool: dimensions and depth, structure, waterproofing method, tile reference, equipment brands and models, what is included around the pool, who handles the approval file, and what happens to the soil and the garden. A cheaper quote that leaves out the deck, the chiller or the garden restoration is not really cheaper.
- Exact dimensions, depth and shape
- Structure and waterproofing described
- Named tiles, coping and equipment
- Approvals: who prepares and submits the file
- Soil removal, deck and garden restoration included or not
- Payment terms and the expected schedule, in writing
The only reliable way to know what your pool will cost is a visit and a written quote. Our visit and quote are free and without commitment. We design the pool with you, choose materials from Europe and Saudi Arabia suited to the Dubai climate, and tell you which approvals your community requires. The works are carried out and invoiced by our partner contractor, named on your quote, and one contact follows the project with you on WhatsApp until the final check, in English, French or Arabic.
